How does the closing process work?

After accepting your offer, we will turn it over to the title company for closing. We will close on the date that you chose. The title company will handle all title research, attaining mortgage payoffs, and everything else needed to transfer title. All that is needed from you is to answer a few questions as needed by the title company. When it is closing day, you can go to closing at the title company or we can send a mobile closer out to you.

How quick is the selling process with CTI?

Depending on if you have clean title, we can close in a couple weeks. As soon as you accept your offer, we will turn it over to the title company to get the documents ready for closing. Standard retail closings take about 40-45 days, due to financing procedures. Because we do not require a bank mortgage to buy your house, we only need to wait for the title work to be complete. If you want a quick closing or want to postpone for a while, we can adjust for your schedule.

How does the inspection process work?

We will send out our professional, licensed home inspector. Our main concern is to discover any large problems that are not readily visible. These are things such as plumbing and electrical, not cosmetic updates. Our inspections allow us to discover things early on, rather than last minute before closing. What happens if unexpected problems are discovered during the inspection? If something comes up that nobody knew about, we will have to adjust the offer accordingly.
